Critical RPZ Valve Replacement at Major UK Shopping Centre

Ultravalve has completed the replacement of a critical RPZ backflow prevention valve at a major UK shopping centre, following the discovery of significant internal deterioration during routine servicing.

The existing valve had been in operation for more than 20 years and formed part of the mains water supply serving approximately half of the shopping centre, including a number of retail and hospitality units.

With the valve approaching the end of its serviceable life, identifying the problem before failure was essential in helping the site avoid potentially significant disruption.

The application

The installation used a 4-inch Socla BA760 Reduced Pressure Zone (RPZ) valve, designed to protect the potable water supply against the risk of backflow.

Also known as Type BA devices, RPZ valves provide protection against both back pressure and back siphonage and can be used for applications presenting a risk up to and including Fluid Category 4, subject to the requirements of the local water undertaker.

For a busy shopping centre, maintaining reliable backflow protection is particularly important. The valve not only protects the water supply but forms part of a critical system supporting businesses operating throughout the site.

The problem

Ultravalve has supported the servicing and maintenance of the site's RPZ valves for more than 20 years.

During a scheduled visit, the team initially attended with the intention of servicing the existing valve and replacing its internal components.

However, once the valve was dismantled, extensive deterioration was discovered within the valve body itself.

After more than two decades in service, sections of the internal body had eroded significantly. At this stage, replacing the internal service components alone would not have provided a reliable long-term repair.

The condition of the valve also meant there was a genuine risk of eventual failure.

Because the valve serves the mains water supply to approximately half of the shopping centre, an unexpected failure could potentially have left a significant number of stores, bars and other facilities without water while an emergency repair was arranged.

The solution

Following inspection, Ultravalve recommended a complete replacement of the existing RPZ valve.

To minimise disruption to the shopping centre and its tenants, the replacement work was completed out of normal operating hours.

Replacing a valve of this size within an older installation presented several challenges. The 4-inch RPZ assembly was substantial in both size and weight, while the age and condition of the surrounding pipework made the installation more complex than a straightforward like-for-like replacement.

Ultravalve therefore worked alongside a specialist partner who was able to undertake the necessary alterations to the existing pipework, allowing the new valve to be installed correctly while dealing with the constraints of the older system.

Once installation was completed, the new RPZ valve was tested and commissioned to verify correct operation and ensure the required backflow protection was restored.

Why regular RPZ servicing matters

RPZ valves are mechanical safety devices and require ongoing testing and maintenance to demonstrate that they continue to provide effective backflow protection.

Water Regs UK states that RPZ valves must be regularly tested by a competent RPZ tester, with testing intervals determined by the local water undertaker and occurring at least annually.

This project demonstrates why those inspections are important.

Externally, an older valve may continue to appear operational. Internal wear, corrosion or deterioration may only become apparent once the valve is properly inspected and serviced.

In this instance, identifying the deteriorating valve during planned maintenance allowed the shopping centre to arrange its replacement before the condition became an operational emergency.
